Casale Le Querce is a country house located in Carbognano, a village at the foot of the Cimini Mountains, in a hilly position sloping down to Lake Vico. The large interior spaces, the park shaded by centuries-old trees and the pool in a private position, make the villa the ideal home for those who love traditions and want to spend a holiday dedicated to relaxation and contact with nature. The villa is a few kilometers from renowned historical, cultural, naturalistic and thermal centers of Tuscia Viterbese, and only an hour's drive from Rome; shops and services are 3.5 km away: in Carbognano and Fabrica di Roma.

Interiors:
The villa is spread over two levels connected by an internal staircase, for an area of about 220 square meters. GROUND FLOOR — Entrance into the open-plan living room with the dining room and exit to the porch with living area and into the courtyard with barbecue area; kitchen with exit to the garden, laundry room, service bathroom. FIRST FLOOR — Hallway, double bedroom with French bed (140 cm wide), double bedroom with en-suite bathroom with shower, double bedroom, bathroom with shower, double bedroom with loft with two single beds and en-suite bathroom with shower. Note: All fireplaces are ornamental. Air conditioning in the bedrooms and wireless Internet in the living room and two bedrooms.

Park:
The three hectares of the villa's park, fenced by metal mesh and hedges, are characterized by mixed grass, olive, oak, chestnut, hazel, aromatic and controlled forest. The large porch shades the living area and the table tennis; a few steps from the kitchen, a strawberry grape pergola houses a large convivial table with benches. At the back, accessible from the dining room, there is a courtyard equipped with a built-in barbecue and dining table with umbrella. Living rooms and garden furniture are arranged throughout the property, creating intimate shady corners. In a secluded position, to ensure peace and privacy, is the swimming pool. Access is via an automatic driveway gate that leads directly to the parking area.
N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.

Pool:
The pool is located about 40 m from the villa; it can be reached from the porch by crossing the lawn and climbing a few steps. Rectangular shape; dimensions 15 x 7 m; depth from 0.80 to 3 m; access to the water through a metal ladder and corner steps. Covered in PVC; sanitized with chlorine system; stone solarium with sunbeds, umbrellas and cold shower; night lighting not present. Open from the last Saturday in April to the first Saturday in October.
